A few days after the first notifications were sent to property owners in Planas del Rey, Pratdip Town Council published an explanatory note providing several clarifications about the amounts being charged.

In particular, it explains what the €357,829.86 currently being apportioned among property owners represents and how payment will be organised.

For property owners who have just received their notification, the key point is straightforward: there is nothing to pay for the time being.


What does the €357,829.86 represent?

It covers management costs that have already been incurred in connection with the reparcelación: procedures involving the Property Registry, technical and legal services, notifications and other costs associated with processing the project.

These expenses helped, among other things, to complete the registration of the reparcelación in the Falset Property Registry on 28 April 2026.

The council has now published a breakdown of these expenses. They amount to a total of €357,829.86, including VAT.

This amount is apportioned among the properties according to the participation percentage assigned to each one under the reparcelación. This percentage does not depend solely on the size of the property: its calculation also takes various planning criteria into account. We will look at this in more detail in a forthcoming article.


When will payment be due?

The notification received by property owners is not a payment notice.

Once the decision becomes final for administrative purposes, BASE – Gestió d’Ingressos will send property owners the documents required to make the payment. The payment period will begin when this notification from BASE is received.


Payment in three instalments

The amount assigned to each property will be divided into three instalments:

  • 33.33% for the first instalment;
  • 33.33% for the second, from two months after the first;
  • 33.34% for the third, from two months after the second.

Once the payment notices have been received, property owners will also be able to apply to BASE for a deferral or a further instalment plan, subject to the organisation’s conditions.


What about the urbanisation works?

The €357,829.86 relates solely to management costs already incurred. It does not fund the future urbanisation works.

At this stage, the documents published still do not indicate the cost of these works or the total amount that may ultimately be charged to each property owner.


Receiving future notifications electronically

Property owners who wish to do so can ask to receive future administrative notifications electronically, including by emailing ajuntament@pratdip.cat.

To access them, a recognised form of electronic identification is required. Otherwise, notifications that cannot be delivered electronically will continue to be sent by post.
