A few days after the first notifications were sent to property owners in Planas del Rey<\/a>, Pratdip Town Council published an explanatory note providing several clarifications about the amounts being charged.<\/p>\n

In particular, it explains what the \u20ac357,829.86<\/span> currently being apportioned among property owners represents and how payment will be organised.<\/p>\n

For property owners who have just received their notification, the key point is straightforward: there is nothing to pay for the time being<\/span>.<\/p>\n

\n

What does the \u20ac357,829.86 represent?<\/h2>\n

It covers management costs that have already been incurred<\/span> in connection with the reparcelaci\u00f3n: procedures involving the Property Registry, technical and legal services, notifications and other costs associated with processing the project.<\/p>\n

These expenses helped, among other things, to complete the registration of the reparcelaci\u00f3n in the Falset Property Registry<\/a> on 28 April 2026.<\/p>\n

The council has now published a breakdown of these expenses. They amount to a total of \u20ac357,829.86, including VAT<\/span>.<\/p>\n

This amount is apportioned among the properties according to the participation percentage assigned to each one<\/span> under the reparcelaci\u00f3n. This percentage does not depend solely on the size of the property: its calculation also takes various planning criteria into account. We will look at this in more detail in a forthcoming article.<\/p>\n

When will payment be due?<\/h2>\n

The notification received by property owners is not a payment notice<\/span>.<\/p>\n

Once the decision becomes final for administrative purposes, BASE \u2013 Gesti\u00f3 d\u2019Ingressos<\/span> will send property owners the documents required to make the payment. The payment period will begin when this notification from BASE is received.<\/p>\n
