The document sets out the legal situation, ownership, and charges affecting this plot, including the sports areas and roads.<\/p>\n<hr style=\"margin-bottom: 30px;\" \/>\n<h2>1) Description of the finca<\/h2>\n<ul>\n<li><span class=\"accentue\">Location<\/span>: Municipality of Pratdip, \u201cLas Planas\u201d district, today the urbanisation Planas del Rey.<\/li>\n<li><span class=\"accentue\">Surface area<\/span>: 3 hectares, 75 ares, 51 centiares after various segregations.<\/li>\n<li><span class=\"accentue\">Facilities<\/span>: sports area including an Olympic swimming pool, children\u2019s pool, five tennis courts, gardens, walkways, and parking areas.<\/li>\n<li><span class=\"accentue\">Purpose<\/span>: the surface area is distributed among the roads of the urbanisation and common facilities.<\/li>\n<\/ul>\n<h2>2) Ownership<\/h2>\n<ul>\n<li><span class=\"accentue\">Owner<\/span>: <span class=\"accentue\">Municipality of Pratdip<\/span>, NIF P4312000E.<\/li>\n<li><span class=\"accentue\">Acquisition method<\/span>: <span class=\"accentue\">Transfer<\/span> authorised by the <span class=\"accentue\">Court of First Instance n\u00b01 of Falset<\/span> (Protocol n\u00b0195 of 24\/12\/2001).<\/li>\n<li><span class=\"accentue\">Registration<\/span>: 4th registration, Volume 943, Book 36, Folio 223, dated 13\/03\/2002.<\/li>\n<\/ul>\n<h2>3) Charges and easements<\/h2>\n<ul>\n<li><span class=\"accentue\">Real and perpetual easement<\/span>: the sports facilities, roads, water supply and sewerage networks are subject to use by all the plots in the urbanisation (notarial deed of 13\/08\/1968, registration 27\/08\/1968).<\/li>\n<li><span class=\"accentue\">Observations<\/span>: the finca was the subject of a judicial agreement accepted by its creditors in 1973; it also benefited from temporary tax exemptions (2002).<\/li>\n<\/ul>\n<h2>4) Consequences and scope<\/h2>\n<ul>\n<li>The registry certifies that <span class=\"accentue\">the Municipality of Pratdip has been the official owner<\/span> of the finca since 2002.<\/li>\n<li>Contrary to what the municipality has often claimed, there is no mention of an <span class=\"accentue\">EUCC<\/span> or an <span class=\"accentue\">Entidad Colaboradora Urban\u00edstica<\/span> in this document.<\/li>\n<li>This situation demonstrates that the <span class=\"accentue\">municipality is legally responsible<\/span> for the common infrastructures of Planas del Rey, by virtue of the property registry entry.<\/li>\n<\/ul>\n<hr style=\"margin-bottom: 30px;\" \/>\n<h3 class=\"underline\">Document<\/h3>\n<p style=\"padding-top: 30px;\"><a href=\"https:\/\/www.latribunedeplanas.com\/wp-content\/uploads\/2025\/08\/2024-06-21-info-registre-cadastre-falset.pdf\" class=\"pdfemb-viewer\" style=\"\" data-width=\"max\" data-height=\"max\" data-mobile-width=\"0\"  data-scrollbar=\"none\" data-download=\"on\" data-tracking=\"on\" data-newwindow=\"on\" data-pagetextbox=\"off\" data-scrolltotop=\"off\" data-startzoom=\"100\" data-startfpzoom=\"100\" data-toolbar=\"top\" data-toolbar-fixed=\"off\">2024-06-21-info-registre-cadastre-falset<br\/><\/a><\/p>\n<p>[\/et_pb_text][\/et_pb_column][\/et_pb_row][\/et_pb_section]<\/p>\n","protected":false},"excerpt":{"rendered":"<p>On June 21, 2024, the Property Registry of Falset issued a nota simple informativa concerning finca n\u00b01169, located in the municipality of Pratdip, corresponding to the urbanisation Planas del Rey.
