The document concludes on the <span class=\"accentue\">viability<\/span> and <span class=\"accentue\">appropriateness<\/span> of this partial reception, without prejudice to the overall re-urbanization of the sector.<\/p>\n<hr style=\"margin-bottom: 30px;\" \/>\n<h2>1) Land and planning data<\/h2>\n<ul>\n<li><span class=\"accentue\">Location<\/span>: Avinguda de Pratdip s\/n \u2013 cadastral reference 3741626CF2434S0001AB.<\/li>\n<li><span class=\"accentue\">Classification<\/span>: <span class=\"accentue\">urban land<\/span>, included in <span class=\"accentue\">PAU4<\/span>, classified as <span class=\"accentue\">facilities system (Clau Ep)<\/span>.<\/li>\n<li><span class=\"accentue\">POUM<\/span>: approved on 10\/30\/2008, revised text on 07\/03\/2009, published in the DOGC on 02\/09\/2010.<\/li>\n<\/ul>\n<h2>2) Facilities area concerned<\/h2>\n<ul>\n<li><span class=\"accentue\">Swimming pools<\/span> in service.<\/li>\n<li><span class=\"accentue\">Sports area<\/span> with tennis courts.<\/li>\n<li><span class=\"accentue\">Large green area<\/span> with children\u2019s playground.<\/li>\n<li><span class=\"accentue\">Adjacent parking<\/span>.<\/li>\n<\/ul>\n<h2>3) Management context and transfers<\/h2>\n<ul>\n<li><span class=\"accentue\">Cooperation management<\/span> of PAU4: the initiative for urbanization works lies with the municipality, at the owners\u2019 expense (article 120 TRLUC).<\/li>\n<li><span class=\"accentue\">Reparcelaci\u00f3n project<\/span>: definitively approved, pending registration in the Property Registry of Falset.<\/li>\n<li><span class=\"accentue\">Transfers<\/span>: roads, green areas and facilities already handed over to the municipality.<\/li>\n<li>Since the <span class=\"accentue\">dissolution of the EUCC<\/span>, the municipality has already ensured minimal maintenance (summer opening and swimming pool safety).<\/li>\n<\/ul>\n<h2>4) Condition and technical implications<\/h2>\n<ul>\n<li><span class=\"accentue\">Consolidated and operational<\/span> facilities, requiring only <span class=\"accentue\">regular maintenance<\/span>.<\/li>\n<li>The overall urbanization project does not include further works for this area, already functional.<\/li>\n<\/ul>\n<h2>5) Legal assessment<\/h2>\n<ul>\n<li>The partial reception <span class=\"accentue\">does not contravene<\/span> article 122 of the TRLUC on the financing of urbanization works.<\/li>\n<li>The owners have <span class=\"accentue\">fulfilled their obligations<\/span> by handing over fully operational and well-maintained spaces.<\/li>\n<\/ul>\n<h2>6) Conclusion<\/h2>\n<ul>\n<li>The reception by the <span class=\"accentue\">Municipality of Pratdip<\/span> is considered <span class=\"accentue\">viable<\/span> and <span class=\"accentue\">appropriate<\/span>.<\/li>\n<li>It ensures the <span class=\"accentue\">safety<\/span>, <span class=\"accentue\">health<\/span> and maintenance of services of <span class=\"accentue\">public interest<\/span>.<\/li>\n<li>This reception <span class=\"accentue\">does not hinder<\/span> the overall re-urbanization of PAU4 nor its future definitive reception.<\/li>\n<\/ul>\n<hr style=\"margin-bottom: 30px;\" \/>\n<h3 class=\"underline\">Document<\/h3>\n<p style=\"padding-top: 30px;\"><a href=\"https:\/\/www.latribunedeplanas.com\/wp-content\/uploads\/2025\/08\/2021-03-31-etude-reception-mairie-zone-equipements-planas.pdf\" class=\"pdfemb-viewer\" style=\"\" data-width=\"max\" data-height=\"max\" data-mobile-width=\"0\"  data-scrollbar=\"none\" data-download=\"on\" data-tracking=\"on\" data-newwindow=\"on\" data-pagetextbox=\"off\" data-scrolltotop=\"off\" data-startzoom=\"100\" data-startfpzoom=\"100\" data-toolbar=\"top\" data-toolbar-fixed=\"off\">2021-03-31-etude-reception-mairie-zone-equipements-planas<br\/><\/a><\/p>\n<p>[\/et_pb_text][\/et_pb_column][\/et_pb_row][\/et_pb_section]<\/p>\n","protected":false},"excerpt":{"rendered":"<p>On March 31, 2021, at the request of the Municipality of Pratdip, the architect of the Consell Comarcal del Baix Camp issued a technical report on the advisability of the municipal reception of the facilities area of the Planes del Rei urbanization (swimming pools, sports and recreational area, parking and green space).
